Swing vs sliding gates
Swing gates open like a door, either as a single leaf or a pair. They are common on residential driveways and use arm-style or linear actuators mounted on the gate and post. Typical issues include sagging leaves, worn or loose hinges, misaligned actuator brackets, worn actuator gears, and latches that no longer catch.
Sliding gates roll sideways along a track or ride on cantilever rollers. They work well on sloped driveways and narrow lots. Common problems include worn V-groove wheels, debris or damage in the ground track, stretched or broken drive chains, worn gear racks, misaligned guide rollers and failing limit switches.
Whichever type you have, a gate that does not move freely by hand will strain the opener, drain batteries faster and trigger obstruction errors. That is why we always check the gate hardware before blaming the opener.
Gate openers, safety devices and access controls
Gate openers. The opener, also called an operator, includes the motor, gearbox, control board and limit settings. We repair stripped gears, failed motors and actuators, burned-out control boards, worn limit switches and loose wiring. We also adjust open and close limits and force settings so the gate stops in the right place without slamming.
Photo-eyes and safety edges. Modern gate systems use entrapment protection, guided by the UL 325 safety standard, to stop or reverse the gate if something is in the way. That usually means photo-eyes across the gate path and soft safety edges on the gate frame. When these are dirty, misaligned, cracked or disconnected, the gate may refuse to close or may not reverse when it should. We clean, realign, rewire and replace these devices so they work as designed.
Keypads, remotes and intercoms. Weather, sprinklers and sun are hard on gate keypads. We replace worn keypads, repair receiver issues, program new remotes, and clear old codes for better security.
Batteries, solar and power problems
Many Sacramento-area gates run on batteries, with power from a transformer or a solar panel. Batteries wear out over time, and summer heat can shorten their life. - Do not disconnect, bypass or remove photo-eyes or safety edges to make the gate close.
- Do not let children play near the gate or use remotes and keypads as toys.
- Do not walk through the gate opening while it is moving. Use a separate pedestrian gate if you have one.
- Do not open the control box or work on wiring while the system is powered.
- Do not force a stuck gate with a vehicle.
- Do not crank up the force setting to overcome a binding gate. Fix the binding instead.
